There is a wide variety of communities on and around Hilton Head Island each with its own “personality” and unique collection of characteristics and amenities (e.g. ocean, lagoon system, golf courses, equestrian facilities, family orientation, etc.) The list below, while not an exhaustive, describes all of the plantations and larger residential communities and most of the smaller ones too.

First Some Terms to Remember

“On-Island” – means the property or community is on Hilton Head Island proper.
“Off-Island” –Mainland means the property or community is off Hilton Head Island, usually in Bluffton.
“Plantations” – private gated residential communities, are referred to as Plantations
“On Island, Off-Plantation” – a residential community on Hilton Head Island but not in a private gated community

On-Island Plantations
Hilton Head Plantation–

Along the shores of Broad Creek is lovely wooded community known as Long Cove with 569 homes. Carved in the landscaped of this private community is a Pete Dye designed golf course touted as one of the top courses in the United States. Long Cove is a luxurious community situated on approximately 610 acres consisting approximately 571 home sites. In addition to golf, Long Cove residents enjoy many activities including, boating, swimming, tennis, and fishing. Shipyard is one of the smaller plantations when measured in land mass (approximately 800 acres) but it is big in variety of properties and activities. If you prefer walking, biking then enjoy the miles and miles of meandering trails. Enjoy great shopping and nightlife too and visit the luxurious Sonesta Resort located within Shipyard. Spanish Wells –

Almost its own little island, this peninsula plantation offers spectacular panoramic views of Broad Creek and Calibogue Sound.
